Two New Developments in New Orleans

Recently, two new developments were announced in New Orleans. One is found in Algiers on the bank of the Mississippi River, while the other is found at The Esplanade Mall in Kenner. Both developments will add more residential units to the city.

Algiers Riverfront Development

This development is a 345-unit mixed-use development. It will stand four stories tall and the ground floor will provide the retail and shopping space. The project will cover about 3.4 acres in total with a public park, parking garages, a pedestrian plaza and 35 low-income units.

This development comes from Philip Spiegelman and he’s currently seeking a waiver from the city to create this large mixed-use development. The city caps riverfront developments at 167 units. The City Planning Commission deferred the vote until the February 6th meeting.

If the plans are approved, this development will take over a vacant area of land and it will be located in a prime location. Numerous developers have tried to create a project on this plot of land without success, however. This project would be near the new NOLA City Beach, which will have a restaurants, pool and new beach in Algiers Point.

The Esplanade Mall Vacant Theater Development

Another development expected to start soon is found in the City of Kenner. It would take over the vacant movie theater found at The Esplanade Mall and would provide 256 residential units. It will be an apartment complex and will be developed by Clay Companies out of Baton Rouge. The movie theater has been closed since 2013.

The City of Kenner has been working with Clay Companies on plans to turn this space into something better. They will continue to work with them over the next few weeks on demolition plans and the plans for the development to follow.

Between these two developments over 600 new residential units will be coming to the New Orleans area. Of course, nothing is finalized and until they break ground, it’s hard to know what the final project will look like. Expect both projects to break ground early this year or at least by the summer.
