Top 5 Tips to Help you Nail the Showing
While a showing, when your New Orleans home is for sale, is one of the most disruptive things to your life, it’s also one of the most important. Selling your home is a huge interruption to the normal, but it needs to be done. If you have children and/or pets, it becomes even more challenging.
It’s a stressful time filled with emotions nobody can truly predict. When you sell your home, life is going to become crazy. Here are five tips to help you nail the showing so this process doesn’t last forever.
Light and Bright and Inviting

Before a showing, make sure you open all window coverings and let in as much light as possible. Bright rooms are much more appealing than dark rooms. Make sure you take this even further by using the highest wattage light bulbs you’re allowed and turn on the closet lights, too.
Help the Pets do a Disappearing Act
As a pet lover, you probably think everybody should love animals. Not everybody does and even some that do don’t want to smell your animals when they are looking at your home. Getting rid of the smell will help your pets do a disappearing act.
We get so used to the smell of our pets we hardly notice it anymore. However, it’s certainly there and those not used to your pets will smell it as soon as they enter the home. When your home is on the market, you need to clean regularly to keep the pet odor to a minimum. Some of the things you can do include:
- Deodorize the carpets
- Have the furniture dry cleaned
- Clean the litter box daily
- Bathe the dog regularly
With the right routine, it won’t be difficult to keep the pet odor to a minimum during the sale of your home.
Make the Sound Appealing
If you live near an airport or railroad tracks, you cannot change the location of your home. However, you can mask the noise pollution to keep buyers from hearing the louder noises outside.
Most homeowners living near an airport or train tracks will get used to the noise after a month or two. However, potential buyers have not lived in your home and are not used to it. You can set up a computer to play soothing sounds on a loop or keep music playing in the background of a showing. It’s even a good idea to set up a white noise machine to play during a showing.
The Lifestyle Matters, Too
You’re not just selling your home, but also the lifestyle it comes with. This could mean hiring the right staging company to set up your home to tell a story. When you choose a good staging company, they will sell the lifestyle and your home instead of just making it look clean and inviting.
Adding fresh flowers throughout your home will help by adding color and keeping things smelling nice, as well. You can even bring in new towels and rugs to make everything look new and luxurious.
Lock Up your Valuables
You’ll likely be told to vacate your home before a showing. When this is the case, make sure you lock up or take with you all of your valuables. This includes weapons, prescription drugs, jewelry, cash and other valuable items.
If you take care of these five things and listen to your real estate agent, you’ll nail your part of the showing.
