Market Assessment: Buyers & Sellers

If you're buying: You have more room than you did in June, with the territory at 4.5 months of supply and homes averaging 51 days on market. Price per square foot is down 5.8% year over year to $183, so on a square-footage basis you're getting more house for your money than buyers did last July. Just know the negotiating room varies a lot by pocket, from 3.3 months of supply around Bissonet to 10.8 in Kenner's Rivertown, though Rivertown's reading rests on just four closings. Veterans, at 7.0, is the deepest read on a normal sample.

If you're selling: Buyers are still paying close to ask, sale-to-list rose to 97.3% from 96.6% last July, and pending sales are up 6.1%, so serious demand is in the market. What changed is pace, not interest, closings came in at 130, down 4.4% from last July. Price against what's actually selling in your own pocket, because the territory median rose 1.8% while price per square foot fell 5.8%, and those two numbers point in opposite directions.

Old Metairie and Lakeshore hold the highest prices of any pocket in the territory, with a July median of $436,200, up 5.9% from last July. Look one level down, though, and price per square foot fell 11.6% to $231. That combination means the homes that sold were larger, not that values rose across the board. Only 17 homes closed, down from 23 a year ago, and there are 70 active listings, nearly a quarter fewer than last July. Sellers are getting 97.0% of asking price, up from 94.2%, so the buyers who are here are serious.

The median fell 23.4% to $360,000, but only 8 homes closed, which is a small enough number that one or two sales swing the figure. At the same time, sales activity rose 33.3% and homes sold 39 days faster than last July, averaging 95 days. Sellers got 97.3% of asking price, up from 94.5%. At 7.0 months of supply this is the most buyer-friendly stretch of Metairie, so there's real room to negotiate.

The Luxury Market

The $500K-plus tier ran on the same split as the rest of the territory. Median price climbed 5.0% to $679,500 while price per square foot slipped 7.3% to $245, and closings fell 15.4% to 22. But the buyers who did transact moved quickly and paid up: 35 days on market, 17 days faster than last July, and 98.2% of list versus 96.7% a year ago. With active luxury inventory down 17.7% to 107 homes, 5.1 months of supply, and pending sales up 72.2% to 31, the pipeline heading into August looks considerably fuller than July's closing count suggests.
